Then vs. Now: Key Zoning By-Law Changes in the Municipality of Tweed

The Municipality of Tweed continues to lead in development for our service area of Hastings County.

But why is that good for existing residents? 

Adding additional assessment to our tax base is one tool a Municipality can use to help steady tax rates.  Just last year added growth locally helped our Municipality in this regard. 

To continue adding assessment growth we want to responsibly amend policy from time to time to spur gentle development.

In consultation with our building community, planning committee, planning staff, the general public, and council here's what we've done recently:


Then: every dwelling required two parking spaces.

Now: dwelling units under 958 sq feet require only one parking space freeing up more land to be used for housing units. 


Then: one single detached dwelling permitted per lot.

Now: Up to three dwelling units permitted per lot (in most residential areas) to create more housing.


Then: lot frontage on services - 18 meters

Now: lot frontage on services  -12 meters, allowing more urban serviced land to be severed and used for new housing.


Then: Triplex development required 2250 sq. meters for minimum lot size

Now: Triplex development requires 750 sq meters for minimum lot size


Then: Fourplex development required 3000 sq. meters for minimum lot size

Now: Fourplex development requires 1000 sq. meters for minimum lot size


Then: Low rise apartment development required 5000 sq. meters for minimum lot size.

Now: Low rise apartment development requires 250 sq. meters per dwelling unit for lot area minimum.
